About Travis Heights

Travis Heights is South Austin's most established residential neighbourhood — a hilly, tree-canopied enclave between South Congress and I-35 that has been home to writers, musicians, professors, and old Austin money for the better part of a century. If you want to understand what "classic Austin" means architecturally, walk the streets of Travis Heights: Craftsman bungalows from the 1920s, Spanish Colonial revivals from the 1930s, and mid-century moderns from the 1960s sit side by side under towering live oaks and pecan trees. The neighbourhood's elevated terrain — it sits on a bluff above Lady Bird Lake — gives many homes sweeping views of the downtown skyline, and those view lots command some of the highest prices in the city. But Travis Heights is not exclusively a luxury neighbourhood. Smaller homes on interior streets remain (relatively) accessible, and long-term residents who bought decades ago anchor a community that resists the transient feel of newer developments. Travis Heights' location is hard to beat. South Congress's boutiques and restaurants are a short walk west. Lady Bird Lake's hike-and-bike trail runs along the northern edge, with multiple access points for running, cycling, and kayaking. The Congress Avenue Bridge — where 1.5 million Mexican free-tailed bats emerge at dusk from March through October — sits at the neighbourhood's northwestern corner. The neighbourhood's Big Stacy Park and Little Stacy Park provide community gathering spaces, and the Big Stacy Pool is one of Austin's last free public swimming pools. Local dining options include neighbourhood staples like Bouldin Creek Café (a longtime vegetarian favourite) and the seasonal offerings at Lenoir. Travis Heights is the kind of neighbourhood that inspires fierce loyalty. Residents tend to stay for decades, walking their dogs on the same streets they've walked for years, and defending the area's tree canopy and architectural character with a protectiveness that borders on reverence.
