About Spicewood Springs
Spicewood Springs takes its name from the spring-fed creeks that wind through this wooded corner of West Austin, and that water — along with the dense liveoak and juniper canopy it sustains — defines almost everything about life here. Tucked between Loop 360 and US-183, the neighbourhood feels remarkably secluded for a community that sits fifteen minutes from downtown.
Homes in Spicewood Springs range from original 1970s ranch houses to extensively renovated modern builds, all set on hilly, tree-covered lots that follow the natural contour of the Balcones Escarpment. The real draw, though, is the greenbelt access. Bull Creek runs along the neighbourhood's western edge, offering swimming holes, cliff jumping, and miles of trail that connect north to the St. Edwards Park preserve. Residents routinely hike to the creek from their back yards — a luxury that's increasingly rare in Austin.
The neighbourhood sits within the highly regarded Round Rock ISD (Spicewood Elementary, Canyon Vista Middle) and Leander ISD boundaries, making it a draw for families. Grocery runs go to the H-E-B on Spicewood Springs Road or the Whole Foods at the Domain, both under five minutes away. Dining leans toward the casual — taco trucks, pho joints on North Lamar — but the Arboretum and Domain corridors put dozens of upscale options within a short drive.
Spicewood Springs is the rare Austin neighbourhood where you can hear coyotes at night, watch deer graze in the morning, and still be at your desk downtown before nine.
