About Rosedale
Rosedale is Central Austin's quintessential family neighbourhood — a quiet, walkable grid of post-war bungalows and mid-century ranch homes that sits between 45th Street, Burnet Road, Shoal Creek Boulevard, and Lamar Boulevard. It's the kind of place where kids still ride bikes to school, neighbours share Meyer lemons over the back fence, and the biggest controversy on the community email list involves speed bumps and barking dogs.
The neighbourhood's housing stock is remarkably consistent: most homes were built between 1940 and 1960, with simple one-story floor plans, hardwood floors, and compact lots that prioritise back yards over garages. In recent years, some homes have been renovated or torn down and replaced with larger modern builds, but Rosedale's neighbourhood plan and zoning rules have kept the overall scale and character largely intact.
Rosedale's location is its trump card. Burnet Road's restaurant explosion puts Uchi, Bufalina, and Barley Swine within walking distance. Central Market — Austin's beloved specialty grocery store — sits at the neighbourhood's southwestern corner. Ramsey Park provides a playground, pool, tennis courts, and the kind of sprawling green space that Central Austin increasingly can't afford to create.
Schools are a significant draw. Rosedale Elementary is a well-regarded Austin ISD campus with an active PTA and strong community involvement. Lamar Middle School and McCallum High School serve the neighbourhood at the secondary level.
Perhaps Rosedale's greatest asset is its human scale. Streets are narrow and tree-lined. Sidewalks are well-used. The distance from one end of the neighbourhood to the other is barely a mile. In an era when much of Austin is defined by sprawl, traffic, and rapid change, Rosedale's compact, stable, deeply rooted character feels increasingly precious.
