About Cedar Park

Cedar Park has undergone one of the most dramatic transformations in the Austin metro. A few decades ago it was a quiet Hill Country outpost with a single traffic light and a country store; today it's a fast-growing city of over 80,000 with its own downtown district, a professional sports arena, and a restaurant scene that no longer requires a trip to Austin for a decent meal. The H-E-B Center at Cedar Park — home to the Texas Stars (AHL hockey) and Austin Spurs (NBA G League) — serves as the city's entertainment anchor, hosting concerts, monster truck rallies, and community events year-round. Around it, a commercial corridor along US-183 and FM-1431 (Whitestone Boulevard) has filled in with every chain and concept imaginable, plus a growing number of independent restaurants and breweries. Cedar Park's residential fabric is dominated by master-planned communities — Buttercup Creek, Twin Creeks, Cypress Creek, and the newer Bryson development among them. These communities offer the standard suburban package: community pools, splash pads, walking trails, and well-maintained common areas. Homes range from starter-sized townhouses to large single-family properties, with pricing that remains attractive compared to Austin's urban core. Schools fall within the Leander ISD system, one of the fastest-growing and highest-performing districts in Texas. Vista Ridge High School and Cedar Park High School both boast strong academics and competitive athletics programs. Cedar Park's biggest draw for many families is the space. Yards are bigger, streets are wider, and the pace is slower than anything you'll find inside Austin's MoPac loop. The trade-off is distance — downtown Austin is roughly 20 miles south, and rush-hour traffic on US-183 can make that feel much longer. But with remote work changing commute patterns, Cedar Park's combination of space, schools, and value makes it one of the smartest plays in the metro.
