About Bouldin Creek
Bouldin Creek is a small but fiercely beloved South Austin neighbourhood wedged between South First Street, South Lamar Boulevard, and Barton Springs Road — a triangle of land that manages to feel like a self-contained village despite sitting less than a mile from downtown. The neighbourhood takes its name from Bouldin Creek, a spring-fed tributary of Lady Bird Lake that winds through the area's eastern edge, creating a greenbelt corridor that residents use for walking, jogging, and quiet contemplation.
The residential character is quintessentially old Austin. Small post-war bungalows and cottages line narrow streets shaded by hackberry and pecan trees. Front porches face the sidewalk, yard signs announce neighbourhood association meetings, and the occasional chicken coop reminds you that Bouldin Creek was rural not that long ago. In recent years, teardowns and modern rebuilds have begun to appear, but the neighbourhood's tight lot sizes and preservation-minded residents have kept the overall character intact.
What makes Bouldin Creek special is its walkability to three of Austin's most iconic corridors. South Congress, South First, and South Lamar all border the neighbourhood, putting dozens of restaurants, bars, and shops within a five-to-ten-minute walk. Highlights include Elizabeth Street Café (French-Vietnamese pastries and pho), Bouldin Creek Café (the city's longest-running vegetarian restaurant), Matt's El Rancho (legendary Tex-Mex since 1952), and the Broken Spoke (Austin's last true honky-tonk dance hall).
The neighbourhood is also minutes from Barton Springs Pool, Zilker Park, and the Lady Bird Lake Trail, giving residents the kind of outdoor access that most urban dwellers can only dream about. Schools fall within Austin ISD, with Becker Elementary serving the neighbourhood.
Bouldin Creek's biggest challenge is its own popularity — home prices have risen sharply, and the days of snagging a fixer-upper for under $400K are long gone. But for those who can afford the entry point, it remains one of Austin's most charming and liveable neighbourhoods.
