About Anderson Mill
Anderson Mill is one of those northwest Austin communities that long-time residents swear by and newcomers stumble upon by accident. Straddling the Austin–Williamson County line along US-183, it developed primarily in the 1970s and 80s as families pushed outward from Austin's core in search of affordable land and good schools. What they found was rolling Hill Country terrain, mature stands of live oak and cedar elm, and a neighbourhood layout that emphasised communal green space over maximum lot density.
The community is anchored by the Anderson Mill Homeowners Association, which maintains multiple swimming pools, parks, basketball courts, and tennis facilities — a community-resource model that gives Anderson Mill a resort-like amenity package rare at its price point. The greenbelt along Brushy Creek cuts through the neighbourhood's northern section, with walking paths that connect to the larger regional trail system.
Schools are a primary draw. Most Anderson Mill homes fall within the Round Rock ISD or Leander ISD boundaries, both of which consistently rank among the top school districts in central Texas. Westwood High School, in particular, has a reputation for academic rigour and competitive athletics.
For daily errands, the US-183 corridor puts H-E-B, Costco, Home Depot, and a rapidly expanding selection of restaurants within a five-minute drive. The Domain and Cedar Park retail centres are both roughly ten minutes away. Yet despite this commercial access, Anderson Mill's winding internal streets and cul-de-sac layout keep through traffic to a minimum, preserving a suburban quiet that families value.
The neighbourhood's biggest limitation is the same one shared by much of northwest Austin: commuting downtown during peak hours can be a slog via MoPac or US-183. But for those who work in the north corridor or can flex their schedules, Anderson Mill offers a well-established, well-maintained community at a price that's hard to argue with.
